On October 1, 2007, Alliance Equities LLC purchased Park 270 Buildings One & Two, located at 1807 and 1801 Park 270 Drive respectively, in the West Port/I-270 submarket of St.Louis, Missouri. The purchase price was $32.85 million. The lender in the transaction was National City Bank.
Park 270 One is a five-story commercial real estate property built in 1984. Park 270 Two is a six-story commercial real estate property built in 1987. Collectively, the two Class A office buildings total 275,000 square feet and were 87% leased at the time of purchase. Major tenants include: The Doe Run Resource Company, Xtra Lease, Inc., American Family Mutual Insurance, JP Morgan, Penta Engineering Corporation, and Sprint Communications, LP.
Alliance has plans to upgrade and improve the properties and also expand on the location. The latter includes the development of an additional single user building on Park 270’s 16-acre site.
